Why Licensing Matters

Before you sign any mortgage documents, make sure your broker — and their brokerage — are properly licensed. Alberta’s RECA ProCheck tool lets you instantly verify if a mortgage professional is in good standing and authorized to work in the province. It’s quick, free, and one of the simplest ways to protect yourself from unlicensed or unqualified individuals.

🧠 How to Check for a Broker’s Licence in Alberta — and Why It Matters

When you’re arranging a mortgage, you’re not just choosing an interest rate — you’re choosing trust.
In Alberta, that trust is protected by RECA — the Real Estate Council of Alberta — through its licensing system and its public search tool, ProCheck.

🔍 What Is RECA’s ProCheck?

RECA ProCheck is Alberta’s official online database that lets anyone verify if a mortgage broker, associate, or brokerage is properly licensed and in good standing.
You can search by individual name, brokerage name, or licence number to confirm whether the person — and the company they represent — are legally authorized to deal or trade in mortgages.

✅ Why Licensing Matters

Mortgage brokers and brokerages in Alberta are regulated under the Real Estate Act and must meet strict education, conduct, and trust-accounting standards.
Working with a licensed professional ensures:

  • Consumer Protection — licensed brokers and brokerages are bound by provincial law and RECA’s Code of Conduct.
  • Transparency — fees, conflicts of interest, and relationships with lenders must be disclosed.
  • Accountability — if something goes wrong, RECA has authority to investigate and discipline misconduct.
  • Competence — only trained, approved individuals and licensed brokerages can legally arrange or administer mortgage deals.

Unlicensed individuals or “consultants” can’t legally collect application information, negotiate rates, or present mortgage options on behalf of borrowers or lenders.

⚠️ Red Flags of an Unlicensed Broker or Brokerage

Be cautious if someone:

  • Refuses to provide their full name or brokerage name
  • Asks you to make payments directly to them, not the brokerage
  • Promises guaranteed funding or “exclusive” deals outside of normal channels
  • Can’t be found on RECA’s ProCheck

If any of these sound familiar — stop the process and verify both the individual and the brokerage licence immediately.

🧾 What to Do if You Suspect an Unlicensed Broker or Brokerage

  1. Search RECA ProCheck — confirm whether the person and the brokerage appear in the system.
  2. Do not sign or transfer funds until you confirm their licensing status.
  3. Report suspicious activity directly to RECA through reca.ca/complaints.
  4. If you’ve already been affected, gather all documentation and contact both RECA and your local law enforcement.
